Barking and Dagenham

Gascoigne Estate (1400 – 1500 units)

East Thames and Barking and Dagenham Council are working on a major regeneration project at Gascoigne Estate, Barking. Demolition work is already underway on the first phase of works, which forms part of the council’s Estate Renewal programme.

The homes will be replaced with brand new housing - a mixture of social rent, affordable rent, shared ownership and privately owned homes. Barking and Dagenham Council and East Thames will work together as equal partners throughout the Gascoigne project, sharing the responsibility for funding, design, construction and maintenance.


East Village E20 (1,379 units)

East Thames, with its partners Southern Housing Group and developers First Base, formed Triathlon Homes, a consortium that will deliver 1,379 affordable homes in the Olympic Village development in Stratford. This is now known as East Village.

After 2012 the homes were converted from athletes' accommodation into new homes for East London. This includes affordable rented, intermediate rented, part-buy, part-rent (shared ownership) and shared equity homes with a range of one, two, three and four-bed homes to cater for individuals, couples and families.

Chobham Farm (1,036 units) 

Chobham Farm will create a new family neighbourhood and provide more than 1,000 high quality homes, many of which will be 3 bedrooms or more. As well as creating family homes, the scheme will boast an attractive park and commercial/retail space for the local community to enjoy. The new neighbourhood will integrate with the existing communities of Stratford New Town and the communities within the new Olympic neighbourhoods.

57 Broadway (44 units)

57 Stratford Broadway provides an opportunity to replace a vacant and unattractive office block with a high quality mixed use building at the heart of Stratford Town Centre. The scheme will bring new homes of varying size and tenure, including affordable family and wheelchair accessible dwellings. It will also house a new retail/commercial unit which will provide a hub of activity for the Broadway and contribute to job creation and the local Stratford economy.

Stratford Plaza (22 units)

Stratford Plaza will be an eye catching 26 storey building at the heart of Stratford City. The development, led by Telford Homes will include 22 shared ownership homes from East Thames. Work has already started and homes will be handed over in phases from June 2015.

Tower Hamlets

Ocean Estate (800 new units to date)

The East Thames Consortium was appointed in early 2010 to work with Tower Hamlets Council on a £200m regeneration project in Stepney. The project has created more than 800 new homes and refurbished more than 1,000 council homes to date. Delivered in partnership with East Thames, the London Borough of Tower Hamlets and Bellway Homes, the project has seen the complete transformation of the Stepney area.

In early 2014, East Thames was set to continue its contribution to the regeneration of the area with a new residential development on the Ocean Estate. At a planning committee meeting on 25 February 2014, the London borough of Tower Hamlets approved plans for the new homes.  The development, which will be the final phase of the regeneration, will see 120 run down homes replaced with 225 new sustainable apartments and maisonettes.

Hammond House (56 units)

This regeneration programme saw 36 run down apartments built in the 1930’s replaced with 56 brand new affordable homes with space standards substantially higher than the conditions currently on the estate.

The homes consist of large family sized three and four bedroom apartments, along with one and two bedroom units and up to five units adapted for wheelchair users. They were available for affordable and social rent, shared ownership and some for outright sale.

New Union Wharf (399 units)

East Thames is busy with a major regeneration project at New Union Wharf. The existing 189 homes will be replaced with approximately 399 homes of mixed tenure.

We offered tenants a unique opportunity to vote for refurbishment or regeneration on the estate; more than 90% of residents voted in the ballot, and it was certainly a close vote, with a slight majority of residents voting in favour of regeneration.

Bartlett Park (35 units)

This is a development of new flats on the edge of Bartlett Park, near the Limehouse Cut. East Thames is providing 35 units made up of 20 affordable rent and 15 shared ownership homes. The development is now on site and is due to be completed in March 2015. The land receipt generated by this scheme will fund the regeneration of Bartlett Park, upgrading the green space and play areas with new sports facilities. At the base of the Cotall Street block, a waterside centre and café will provide local children with access to canoeing facilities on the Cut.

Waltham Forest

Waltham Forest Garages (63 units)

The Waltham Forest Garages project is East Thames Group’s largest development in Waltham Forest following its selection as an Affordable Housing Investment Partner for the borough in 2009.

The project involves the redevelopment of seven garage sites to produce 63 homes for affordable and intermediate rental options. Homes consist of a mix of one and two bedroom flats and three, four and five bedroom houses and maisonettes.


Kings Park

East Thames is providing 224 new affordable homes on the previously derelict site of the former Harold Wood Hospital. Work on the first phase of affordable homes started on site in March 2012, with completion of the final phase of affordable homes anticipated in 2015. The homes will range from one bedroom apartments to five bedroom houses, with 145 available for shared ownership and the remaining 79 available for affordable rent. 10% of the homes will be built to wheelchair accessible standards and all units will comply with Lifetime Homes standards.
